Fortunately, that’s no longer the only option.
Modern drone technology allows roofs to be inspected safely from the ground while capturing detailed, high-resolution images that reveal problems often impossible to identify from street level.
But what exactly can a drone roof inspection detect?
In this guide, we’ll explain the most common defects we look for and how a drone inspection can help homeowners, landlords and businesses make informed decisions about roof maintenance.

Blocked or damaged rainwater systems can cause overflow onto walls and fascias, contributing to dampness or staining.

Can a Drone Find a Roof Leak?
A drone can identify visible defects associated with a leak, such as slipped tiles, open flashing or a damaged membrane. It may also show staining or standing water.
It cannot always confirm the entry point. Water may travel beneath the covering before appearing indoors, while an intermittent fault may not be evident in dry weather.
Tell the operator where and when the leak appears. Interior photographs and the position of damp patches help place aerial findings in context.
What a Standard Drone Roof Inspection Cannot Detect
A drone roof inspection is a visual, non-invasive service. It has important limits.
A standard camera drone cannot normally:
● See through tiles, membranes or insulation
● Assess hidden timbers for rot or insect damage
● Confirm the condition of the roof void
● Test whether a surface is physically loose
● Measure moisture inside the roof build-up
● Confirm structural capacity
● Diagnose every cause of damp or water ingress
● Replace specialist electrical, structural or material testing
Thermal imaging is a separate specialist method. Results depend on equipment, weather, temperature differences, roof construction and interpretation, so it is not included in every drone inspection.
Where images raise concerns, the next step may be an internal inspection, a hands-on survey or advice from an appropriate specialist.

Useful inspection images must be sharp, correctly exposed and taken from angles that show the overall roof and areas of concern.
